For most of you, honestly โ no.
Downgraders leaving private property are picky. They want mature estate, MRT within walking distance, amenities, large layout, decent lease remaining, higher floor.
Tick those and yes, your buyer pool just got bigger and wealthier.
Smaller unit, non-mature town, far from MRT, shorter lease? This policy changes almost nothing for you. Non-mature estate prices are already down zero-point-five percent year on year. Three-room flats down one-point-one.
The market has been splitting for a while. The 15-month policy removal widens that split. It does not lift everybody.
I'd rather tell you that now than watch you overprice, sit for four months, and chase the market down.
