Someone leaving a two-million-dollar condo has a specific shopping list. Mature estate. MRT they can walk to. Amenities. Big layout. Decent lease left. Higher floor. They're trading down on tenure, not on lifestyle.
The data already shows this split before any downgrader arrives. Mature estates up zero-point-six percent year on year. Non-mature down zero-point-five. And the million-dollar records are concentrated in Queenstown, Toa Payoh, Bishan, Bukit Merah.
So the removal doesn't lift the HDB market. It lifts a list of maybe fifteen towns, and within those towns, a specific type of block.
