The 15-month policy is gone and suddenly everyone is telling private owners to downgrade. Before you do, one number.
Say your HDB grows twenty percent and your condo grows only fifteen. Sounds like the flat wins. Twenty percent of a six hundred thousand dollar flat is a hundred and twenty thousand. Fifteen percent of a two million dollar condo is three hundred thousand.
The smaller percentage made two and a half times more money. That's quantum. It's what percentages hide.
That doesn't mean don't downgrade. If the loan is stressing you, if you want cash out, if you're done with maintenance fees โ downgrading can be exactly right. Cash beats paper gains you can't sleep on.
It means don't downgrade because a policy changed. Downgrade because your numbers changed.
The 15-month policy removal gives you an option. It doesn't tell you to take it.
