Before, there was no choice. You sold, you waited fifteen months, you bought. Sequence forced.
Now you can buy first. And a lot of people will, because they've found the flat they want and they don't want to lose it.
Here's why I'd usually say sell first anyway.
Buy first, and your six-month disposal clock starts at completion of the flat purchase โ on a condo you have not sold yet. If your unit is a common layout in a project with twenty similar listings, six months is not generous. Miss it, and the ABSD remission gets clawed back.
Sell first, and you know your exact proceeds, your exact budget, and there's no clock.
Buy first only if your unit is genuinely fast-moving. Be honest about that.
