There's a theory circulating about the 15-month policy removal that I think deserves airtime, even though it's uncomfortable.
The theory: this isn't about helping retirees right-size. It's about giving over-leveraged private owners an escape hatch before conditions tighten.
Look at what people are saying in the forums. "Many can't support a big condo loan." "My friend's monthly repayment is five figures." "Recession coming and a lot of people will jump from private to HDB."
Under the old rule, an owner in trouble had to sell, then rent for fifteen months, then buy. That's an expensive, slow way to de-risk. Now it's one clean move.
I'm not saying that's the intent. I don't know the intent. But if that theory is even partly right, it means some of the coming supply into the private market is distressed, not discretionary.
That's worth watching either way.
