First-time buyers? Worse off โ€” they face the buyers the rule was keeping out.

Landlords? Worse off โ€” the rule was manufacturing fifteen-month tenants and that just stopped.

Condo sellers? Worse off โ€” more competition from people on a six-month disposal clock.

HDB sellers? Only if your flat is large and in a mature estate. Otherwise nothing.

Retirees, though. Retirees genuinely win. Before, unlocking condo wealth meant selling, renting for fifteen months, moving twice, paying rent throughout. Now it's one move. And with the size cap gone, they can buy a five-room or Executive instead of being squeezed into four-room or smaller.
