15-Month Policy Removed: Should You Buy Your Flat Before You Sell? ================================================================== THE TAKE: The new sequencing freedom is the most dangerous part of the change. ALT TITLE: 15-Month Policy Removed: Sell First. Here's Why. RUNTIME: ~60 seconds --- TALKING SCRIPT --- The 15-month policy removal created a decision that literally did not exist before this week. Buy the flat first, or sell the condo first? Before, there was no choice. You sold, you waited fifteen months, you bought. Sequence forced. Now you can buy first. And a lot of people will, because they've found the flat they want and they don't want to lose it. Here's why I'd usually say sell first anyway. Buy first, and your six-month disposal clock starts at completion of the flat purchase — on a condo you have not sold yet. If your unit is a common layout in a project with twenty similar listings, six months is not generous. Miss it, and the ABSD remission gets clawed back. Sell first, and you know your exact proceeds, your exact budget, and there's no clock. Buy first only if your unit is genuinely fast-moving. Be honest about that. --- DM MAGNET --- DM me "15ORDER" with your project and unit type. I'll tell you honestly how fast it would sell — and which sequence I'd use in your position. --- FACTS USED --- - 6-month disposal clock runs from completion of the HDB resale purchase - Missing the window results in clawback of the upfront ABSD remission Data as at 31 July 2026.
