This fortnight's playbook

Five patterns behind the numbers. Each one is something an agent can act on before the next report.

Lead with the entry cash, not the price

The same brand-new Sembawang inter-terrace was posted by two agents this fortnight. Framed as "this is how much it costs" it did 11K on TikTok; framed as "Got $1.8M in cash + CPF? You could own this" it did 36K on Instagram. The number a buyer can act on is the downpayment, not the quantum.

#4 · 36,132 IG plays vs 11,121 for the same house framed by price

Ten of seventeen winners have under 700 followers

19 followers → 27K plays. 21 → 18.6K. 86 → 33.6K. 136 → 24.5K. 692 → 141K. Search and For-You distribution reward the first sentence and the number on screen, not the account's history. A brand-new agent account can rank in its first week.

@marcustayproperty: 19 followers → 27,433 plays

Withhold one thing, collect the comments

Four separate creators ended their tour with "and the final asking price of this house is…" and cut. @propertywin hid the project name and asked viewers to guess. Every one of them has a comment count out of proportion to its likes — and every comment is a lead you can DM.

#3 · 191 comments and 2,871 shares on 31 seconds

A character beats a spec sheet

The listing tours that travelled all had a device: a deadpan running gag (#5), a "no, you wish" dialogue with the viewer (#1), a stopwatch (#7), a song (B1). The plain room-by-room tours with the same kind of flat stayed under 5K.

#5 · 1,662 likes on 30,621 plays (5.4%)

Rule and money explainers get saved and forwarded

EC rules changing, extension-of-stay pushing back your MOP, the Silver Housing Bonus, a monthly count of sub-$4M landed homes: modest plays, but share and save rates two to four times the listing tours. Saves and shares mean "useful" — that is what turns into enquiries.

#11 · 246 shares (2.1%) on 11,895 plays

A · Talk videos you can rephrase

13 videos · 30 s – 3 min · person on camera

Ranked by reach relative to what an agent could realistically copy. "What they said" is condensed from the video's own captions or transcript so you can say it in your own words. Metrics are the platform's public counts at pull time.

“This 1-bedder in East Coast is gonna surprise you” — a one-bedroom with a walk-in wardrobe

“Today we’re going to see a one-bedroom in East Coast. — ‘You fit one queen-size bed and you can’t fit anything else already.’ — No. You wish.”

What they said
  • Sets up the stereotype first (a one-bedder fits one queen bed and nothing else), then promises the opposite: huge dining, huge living, huge balcony and a walk-in wardrobe.
  • Dining area fits a bigger table than the one shown (“we can all have hot pot together”); European cottage-core cabinetry with room for a second fridge, a wine cellar or a bar counter.
  • Living room takes a work-from-home desk, a big sofa and a large TV, then extends through white French doors onto a balcony that can be a second dining spot; blinds for privacy.
  • Master bedroom fits more than a queen with walking space all round and windows over the pool; a dedicated closet, “usually the wardrobe takes up your bedroom space” in new one-bedders.
  • European-style bathroom with antiques and a large bath. Close: “drop a PM in the comments and I’ll send you the full details.” On-screen text on the cover: “East Coast · freehold · 1 bedder · $1.25M”.
Audience
Singles and couples buying a first private unit in the East; investors comparing older boutique one-bedders with new-launch shoeboxes.
Sentiment
Playful, “prove-you-wrong”.
Value for an agent
1,183 shares and 556 saves on a listing tour — the highest share count of any talk video this fortnight. “The old boutique unit beats the new-launch shoebox” is a standing argument every agent with resale stock can make.
Copy it
Open on the objection, not the address: say the stereotype out loud, then “no, you wish.” Put the sqft and “walk-in wardrobe” on screen in the first 3 seconds. Keep the dialogue-with-yourself device. CTA: comment a keyword.

“Why don’t you rent an HDB instead? It’s so much cheaper” — an expat tenant explains her condo choice

“Every time I say I rent a condo in Singapore, people always ask the same question: ‘Why don’t you rent a HDB instead? It’s so much cheaper.’ And honestly, it’s a fair question.”

What they said
  • Not saying HDBs are bad — there are beautiful owner-occupied flats renovated with care.
  • Many HDB flats available for rent were bought as investments; the landlord keeps the renovation basic and doesn’t update it for years, so you get an older kitchen, older bathrooms, older flooring, a bare unit.
  • As a renter there is very little you can change, so she pays more for a condo that is modern and move-in ready.
  • She is looking forward to buying her own HDB, maybe a BTO with her boyfriend, and renovating it. “Everyone has different priorities.”
Audience
Expats and new arrivals renting; HDB landlords and the agents who market their flats.
Sentiment
Candid, non-judgmental.
Value for an agent
98K plays from a tenant, not an agent. The complaint is a brief for landlords: an HDB rental that has been refreshed wins the tenant a condo would otherwise take. Agents with rental stock can answer this video directly.
Adapt
Reply-to-video format: restate her question, then show one HDB rental listing that breaks the stereotype. Put “$X/month vs $Y/month” on screen at 0–3 s. CTA to landlords: “want to know what your flat rents for after a refresh?”

“Entering the unit, you have your study on your right and a household shelter on your left.”

What they said
  • One sentence per room: study on the right, household shelter on the left, open-concept kitchen, living space that leads to the balcony.
  • “And this is where you’ll find your amazing landed view” — the one unusual feature, shown, not described.
  • Turn around: bedroom on the left with ensuite; high ceiling for a loft.
  • The caption carries the numbers — 635 sqft, 1B + study + household shelter, high floor — and hides the project: “Can you guess where this is? DM for details.”
Audience
First-time private buyers and investors hunting compact units with something unusual.
Sentiment
Brisk, matter-of-fact.
Value for an agent
More shares than any other talk video this fortnight, on 31 seconds, with 191 comments guessing the location. The “guess where” caption turns a plain walk-through into a game. (The unit was visibly cluttered with the seller’s belongings. It didn’t matter.)
Copy it
Film a 30-second single-take walk-through with one sentence per room. Put the one unusual feature (“landed view”, “loft ceiling”) on screen at 0–3 s. Withhold the project name in the caption and ask viewers to guess; answer in the comments.

“Got $1.8M in Cash + CPF? You could own this FREEHOLD 5-bedroom landed home.” (caption; Instagram provides no auto-captions, so this entry is worked from the caption and on-screen text)

What they said
  • $1.8M is the estimated cash/CPF for downpayment plus BSD, assuming 75% loan eligibility. The asking price ($6.2M) comes second.
  • District 27 freehold inter-terrace: land 1,771 sqft, built-up 4,834 sqft, 5 bedrooms / 5 baths, park two cars, private lift, park-facing.
  • “No waiting years to rebuild. No major renovation needed. Just bring your furniture and move in.”
  • The same house was posted on TikTok by another agent (@phyllishomes, 11,121 plays) framed as “this is how much it costs to buy this brand-new inter-terrace”. The downpayment framing did three times the plays.
Audience
Condo upgraders who assume landed is out of reach; multi-generational families.
Sentiment
Aspirational but arithmetic — “you could”.
Value for an agent
Framing a $6.2M house by the cash needed to enter it is the single most reusable idea this fortnight; it applies to any listing on your books. 65 comments on Instagram.

“Here’s why Singaporean millennials will love this home. A corner four-room flat at 435 Tampines Street 43.”

What they said
  • “Very large living room with a lot of space for all of your adult friends — because statistically speaking, you’re probably not having children.”
  • Runs one gag through the whole tour: an official line (“please have more children”, “more monetary support per child”, “childcare leave up to 12 days”) answered by the millennial reality — a hobby room where bedroom 3 was, a potted plant, “can I use it for my fur babies?”
  • Taupe walls, rattan everywhere: “peak millennial mental stability is making your HDB look like a Bali Airbnb.”
  • Long open kitchen “for your very expensive coffee setup”; large master bedroom; the other bedroom is wardrobe and storage.
  • Close: “They simply don’t make flats like this anymore… DM me for a viewing.”
Audience
DINK couples and singles aged 28–40 buying resale in the East.
Sentiment
Deadpan, self-aware, a little political.
Value for an agent
1,662 likes on 30.6K plays (5.4%) and 581 shares — the highest like rate of any listing tour here. Personality did what the flat’s specs could not.
Adapt

On screen: “WELCOME HOME” as the agent walks in from the corridor. (No auto-captions were available for this video; the spoken opening could not be verified, so this entry is worked from the caption and on-screen text.)

What they said
  • The caption states everything a buyer screens for: 4-room resale, Block 222 Serangoon Ave 4, asking $599K, 58 years remaining lease, a phone number.
  • The video opens on the agent walking along the corridor into the flat, then a 2 min 46 s room-by-room tour.
  • No hook device, no music trick. The price and the remaining lease are the hook.
Audience
Budget-conscious families and first-timers who want a central-ish 4-room under $600K and can accept an older lease.
Sentiment
Plain, transactional.
Value for an agent
An account with 19 followers reached 27K people with 106 shares. Proof that a clearly priced sub-$600K 4-room in a mature estate is content in itself — the search demand does the work.

  • Nearly 2,000 sqft of freehold land; five bedrooms, four ensuites plus a helper’s suite — “ideal for a growing or multigenerational family.”

  • District 20 landed enclave with Upper Thomson amenities minutes away; Ai Tong Primary and CHIJ Secondary within proximity. Gives the address, then: brand new, freehold, asking $6.68 million.

“Last year we helped three young couples secure their first EC. — Wait, tell them the crazy part. — All three guys are still in uni.”

What they said
  • Up front: yes, their parents helped with the down payment. “Getting help with the capital is one thing. Being able to sustain the property in the long run, that’s another.”
  • Reason 1, the price gap: ECs give a condo lifestyle at a lower entry price. Compares a private condo and an EC across the road from each other — a gap of about $556 psf on three-bedders, roughly $515K on a 926 sqft unit. When the EC hits MOP, that gap is the upside.
  • Reason 2, the deferred payment scheme: only the initial 20% upfront, the rest deferred to key collection — years for careers, incomes and savings to grow.
  • Reason 3, CPF housing grants of up to $30,000 for eligible first-timers.
  • Then the turn: the EC rules changed earlier this year — no more DPS, MOP raised from five to ten years. Future buyers won’t get the same deal. “But there’s still a window: five ECs are still on the old rules. DM us ‘EC’.”
Audience
Couples in their 20s and their parents; first-timers deciding between BTO, resale and EC.
Sentiment

“If you’re buying a resale flat and the seller asks for extension of stay, there’s one thing you need to understand before you say yes — because it changes when you’re allowed to sell your house in future.”

What they said
  • Rule 1: HDB allows a maximum of three months’ extension counting from resale completion. It is a private agreement between buyer and seller — HDB will not mediate if anything goes wrong.
  • Rule 2, “the part most buyers miss”: your MOP does not start on completion. It starts at the end of the extension. Three months of extension means three months later before you can sell on the open market, rent the flat out or buy a private property.
  • Rule 3: if the seller hands over the keys early, log in to HDB with Singpass and report the end of the extension within 7 days, so the MOP clock starts on the actual move-out date instead of the full three months.
  • Promises Part 2: the three bills reimbursed during the extension, “including the property tax that shocks sellers themselves”. Checklist on Telegram — DM “EXTENSION”.

“Guess how many $4-million-or-less landed properties are there in September? If your budget is only $4 million for landed, you need to listen to this series.”

What they said
  • August: 76 listings under $4M. September: 66 — ten taken off the market. And that still includes duplicates, sold-but-never-removed listings and miscategorised cluster homes, so the real number is smaller. Freehold and 999-year only.
  • On the map: the West has “absolutely nothing”. What’s left is in the North, North-East and East — Sembawang, the Changi and Pasir Ris coast, possibly one more in Opera Estate — and “buyer beware, there might be issues with these plots.”
  • At $4M you are probably into cluster houses already. A cluster he listed sold above $4M in two and a half weeks — “more likely because the base price of landed has moved up.”
  • If you can’t stretch above $4M, a four-bedder condo — a new launch or an older resale — may be the better buy. His prediction that true $4M landed (Type 1 terraces, about 1,600 sqft of land and up) would be gone by year-end is arriving early.
  • Sees an opportunity in Type 2 terraces, “but you have to be extremely picky. Don’t anyhow buy and make sure you know your numbers.”
Audience
Landed upgraders with a $4M ceiling; OCR condo owners sitting on gains.
Sentiment
Analytical, slightly urgent.

What the video shows
The agent stands in the doorway of a Marsiling executive apartment, then walks the flat while singing the tour in Malay to the tune of “Rasa Sayang”: the foyer and its privacy, a living room that takes a big sofa, the wide kitchen, two rooms with walk-in wardrobes and king-size beds, the master, and “want five rooms? Can — reset it back to the original.” On screen: 4 bed · 3 bath · 1,830 sqft. Caption: north–south facing, about 8 minutes’ walk to the MRT, convertible to 5 or 6 bedrooms, comment “Rasa Sayang” for details. (Audio transcribed; no auto-captions.)
Why it worked
The most-played property video of the fortnight, from an account with 692 followers. The song makes a jumbo-flat tour rewatchable, and 372 comments on a keyword CTA is a lead machine.
One-minute script (talk version)

Hook (0–5 s): “One thousand eight hundred and thirty square feet — on a single floor — and it’s an HDB. Jumbo flats like this are getting harder to find, so let me show you why people fall in love with this one.”

Body (5–45 s): “You walk into a proper foyer, so nobody sees into your home from the corridor. The living room takes the biggest sofa you own and still has room to walk. The kitchen is wide enough for two people cooking at once. Four bedrooms, three bathrooms — two of the rooms already have walk-in wardrobes — and if you need five or six rooms, the layout lets you put the walls back. It faces north–south, so it stays cool, and the MRT is about an eight-minute walk.”

Close (45–60 s): “Jumbo units in this estate don’t come up often. Comment ‘jumbo’ and I’ll send you the floor plan and the asking price.”

Adapt
Unless you can sing, keep the idea — one memorable device plus a keyword comment — and drop the song; the talk script above covers the same rooms. The keyword CTA is the part to copy exactly.

Two: the flats that cross a million are mostly in mature estates near the MRT with long leases left — buyers pay for location, not the house. Three: the same million, one MRT stop further out, still buys you a bigger flat with a longer lease — which is the conversation I have with clients every week.” [illustrative — replace with your own examples]

Close (45–60 s): “If you’re holding a million-dollar budget and want to know what it actually buys in your preferred estate, comment ‘million’ and I’ll send you three real options.”

What the video shows
High-floor footage looking out over the Bedok Court estate and the East under a big sky, with the title text over it; music, no speech. The caption does the selling: 2,271 sqft, high floor, private corner, windy, massive floor plate, DM for viewing.
Why it worked
86 followers → 33.6K plays, 682 shares, 212 saves and 80 comments. Bedok Court is a well-known oddity (huge 1980s units with garden terraces) and “you didn’t know existed” is a curiosity hook that the comments then answer for you.
One-minute script (talk version)

Hook (0–5 s): “There’s a condo in Bedok where a single apartment is bigger than most terrace houses — and most Singaporeans have never been inside one.”

Body (5–45 s): “This unit is 2,271 square feet on a high floor, private corner, and it’s windy all day because nothing blocks it. It was built in the 1980s when developers still gave every unit a garden terrace, which is why nobody builds them like this anymore. You get a floor plate the size of a landed home’s ground floor, with facilities, and without the landed price.” [illustrative — replace with the estate you are listing]

Close (45–60 s): “If you want to see what 2,271 square feet in the sky actually feels like, comment ‘sky’ and I’ll send you the viewing slots.”

What the video shows
The agent stands beside an infographic and reads four steps: sell your current home, buy a 3-room or smaller HDB, top up your CPF Retirement Account, and the government may give a cash bonus of up to $40,000 if eligible. The caption carries the tiers ($20K top-up → $10K bonus, $40K → $20K, $60K → $30K; an extra $10K for a 2-room or smaller flat or a Community Care Apartment; seniors 55 and above; eligibility subject to HDB/CPF assessment).
Why it worked
249 shares and 121 saves against 131 likes — people forwarded it to their parents rather than liking it. A 13-second explainer on a scheme most families have never heard of.
One-minute script (talk version)

Hook (0–5 s): “If your parents are 55 and above and thinking of selling their flat, the government will pay them up to $40,000 in cash for right-sizing. Most families have never heard of it.”

Body (5–45 s): “It’s called the Silver Housing Bonus. Four steps: sell the current flat, buy a 3-room or smaller HDB, top up the CPF Retirement Account with part of the proceeds, and get a cash bonus — roughly one dollar for every two dollars topped up, up to $30,000, plus an extra $10,000 if they move to a 2-room or a Community Care Apartment. The top-up also becomes monthly retirement payouts. Eligibility depends on HDB and CPF’s assessment, so check before you plan around it.” [figures from the creator’s caption — verify the current scheme terms before filming]

Close (45–60 s): “If you’re helping your parents decide whether to right-size, comment ‘silver’ and I’ll check whether they qualify.”
