The most-watched talk video (134K across two platforms) opens with a warning to HDB owners about the 2026 MOP wave. Loss-framed openings — what you stand to lose if you wait — outperformed every upbeat listing hook this fortnight.

The weekly pipeline, so you know what the numbers mean and what to expect every Friday.

  1. Scrape. Apify runs three collectors: clockworks/tiktok-scraper (video search, 8 Singapore property queries, past month, sorted by most liked, Singapore proxy, subtitles on) and apify/instagram-hashtag-scraper + apify/instagram-search-scraper (10 SG property hashtags, 6 keyword searches, popular reels). This issue: 240 TikTok + 340 Instagram items.
  2. Filter. Keep only videos posted in the trailing 14 days, about Singapore property (HDB, condo, landed, BTO, rental, financing, policy). Section A requires a person speaking on camera for 30 s – 3 min; visual-only or under-30-second clips go to Section B.
  3. Rank. Sort by plays, then re-rank with share rate, save rate and comment rate, and give a bonus to small accounts (under 1K followers) because they prove the format, not the creator, did the work.
