I saw a comment on HardwareZone this week that I think every one of you should read. It said: let's see how property agents spin the narrative again — it's time to sell and downgrade.

Fair hit. So let me hand you the filter.

Three questions for any 15-month policy content you see, including mine.

One: which flat type and which estate? If they say "HDB prices will rise" without naming a segment, they haven't looked at the data. Mature estates are up, non-mature are down. There is no single answer.

Two: what supply are they assuming? Forty-eight thousand flats reach MOP over three years. If that number is missing, you're getting half the picture.

Three: are they giving you any reason not to act? If every conclusion is buy now or sell now, that's a sales pitch.
