The 15-month policy removal reopened an argument Singapore has never really settled, and I want to put both sides on the table fairly.

One view, and it's widely held: public housing exists to shelter a nation. Its prices should not track private property. Letting private owners cycle back into HDB makes public housing behave like an investment class, and prices out the people it was built for.

The other view, equally official: your flat is a nest egg. It's most people's largest asset and a core part of retirement. A flat that never appreciates is a flat that fails you at sixty-five.

Both positions have been stated by the government at different times. They pull in opposite directions, and every policy like this one sits on the tension between them.

I don't think there's a clean answer. But knowing which promise you're relying on changes how you should plan.
