If I had to point to the one segment where the 15-month policy removal genuinely matters, it's this.

The rule never hit every flat type equally. It hit the big ones. Because someone leaving a condo doesn't want a three-room. They want space.

Look at what happened. Five-room resale volume fell from six thousand nine hundred and fifty-one transactions in 2022 to five thousand nine hundred and sixty-six in 2025. Executive and multi-generation flats went from one thousand nine hundred and forty-six down to one thousand five hundred and thirty-nine.

That's roughly four hundred Executive-type sales a year that simply stopped happening.

That buyer pool was switched off for four years. It just came back on.

So if you own a five-room or Executive in an estate with amenities and decent lease left — your buyer pool widened this week. And it widened with the buyers who pay cash over valuation.
